If you've set out to search on your own, because you either think you can do it yourself or you don't want to pay an agent to do it for you, that means the many online classifieds are your first stop. This can be questionable, because there is no expert on either side who can point out possible doubts, pitfalls and future problems. In such a case, you independently take care of the entire process and documentation, which is not easy because you do not want to buy a property, pay thousands of euros, and in the end not being able to be registered as the owner.


The real estate agent's job is to protect both you and the other party and make sure that the job is done to the satisfaction of all three parties because only then does the agent get paid for his work. This is called mediation.


The agency is engaged


In addition to real estate sold by a natural person, a good part of real estate on the market is sold through agencies. Agencies sign a mediation agreement with the seller (which can be exclusive, that is, exclusive. This means that only that agency sells that property) by which they regulate their relationship. The law on mediation in real estate transactions prescribes the framework of action and the rights and obligations of both parties.


Buying real estate is not going to the grocery store. An extremely large amount of preparation (both financial and mental) is needed to bring this kind of work to an end. Big money is at stake, you need to allocate a lot of time and have a lot of knowledge (both legal and negotiation).


Ultimately you have TWO options - with an agent or without an agent.


WITHOUT AN AGENT - there is no such cost, but the dangers and risks are much higher


WITH AN AGENT - yes, you pay an agent, but you are safe and the risk is minimal.
